First-half arrivals fell 2.0%, yet Tokyo hotels held occupancy: the visitor mix is now the underwriting variable

Published 7 October 2026 as part of the Weekly Market Review series, a retrospective review of each week since May 2026.

Data released in the week of 20 July 2026 and the days before it gave the first complete half-year reading on inbound travel to Japan. Arrivals in January–June 2026 were 2.0% below the 2025 record pace, with mainland China down by more than half while South Korea, Taiwan and the US grew. Second-quarter visitor spending was flat, and Tokyo still recorded the highest hotel occupancy in Japan. For Tokyo hotel investors, the half-year says less about the size of demand than about its composition — and composition is what future buyers of stabilised hotels will test.

Key takeaways
  1. JNTO estimates 21.08 million visitor arrivals to Japan in January–June 2026, down 2.0% year on year; June alone was 3.15 million (−6.8%), even though 15 markets set June records (preliminary figures).
  2. The visitor mix rotated sharply: first-half arrivals from mainland China fell 56.4%, while South Korea rose 18.6%, Taiwan 20.9% and the US 7.1%; second-quarter visitor spending was ¥2.51tn, up 0.2% (preliminary).
  3. Tokyo hotels held up — April occupancy was 78.7%, the highest in Japan — but rate growth slowed, so hotel income now depends more on which visitors arrive than on how many.
