US inflation at 3.7%, Japan’s producer prices up 6.8%: hotels hedge inflation only when room rates outrun costs

In the week to 15 October 2026, inflation data on both sides of the Pacific moved higher: US consumer prices rose 3.7% in the year to September, Japan’s domestic corporate goods prices rose 6.8%, and Tokyo’s CPI excluding fresh food and energy rose 3.0%. Tokyo building costs were up 5–6% year on year. Hotel revenue is not keeping pace everywhere. Three Japanese hotel REITs reported August room rates 2.7–8.8% below last year, partly because of the 2025 Osaka Expo base, and limited-service hotels in Tokyo in one portfolio raised rates by only 0.4%; in the United States, revenue per room is growing but hotel operating margins have been flat. Our reading is that hotels hedge inflation only when room rates outrun wages, energy and building costs, so exit buyers will increasingly price margin resilience rather than headline revenue.

Key takeaways

  2. Japanese hotel rates lagged: three listed hotel REITs reported August ADRs 2.7–8.8% lower year on year (partly an Osaka Expo base effect) while occupancy broadly held; Tokyo limited-service hotels in one portfolio raised ADR by 0.4%, and Tokyo’s CPI for hotel charges moved from −1.4% in August to +4.6% in September.
  3. Costs are running ahead: Tokyo building costs rose 5.1–6.3% year on year in September (provisional) and Tokyo’s minimum wage 4.4% from 1 October; in the US, CoStar data to July showed RevPAR up about 5% but hotel gross operating margins flat.
